4 Common Home Pricing Mistakes (and how to avoid them!)
Asking Too Much
Starting too high on the asking price can drive away showings and potential buyers. You could be forced to lower the list price later, which is not uncommon or even necessarily a bad thing. Nonetheless it is generally a better practice to price competitively in the first place than to put yourself in a position to have to keep slashing prices.
Asking in a Weird Way
Picking an uneven or uncommon asking price (for example, $192,761 or $2,123,456). Realtors often use search terms based on specific prices or price thresholds; choosing an extremely strange number could cause your listing to be left out by the listing service’s search engine. It is also generally much easier to remember rounded numbers than more 'complex' configurations.
“Use the Comps, Luke!!!” (Don’t Ignore Recently Solds)
Don’t get me wrong: Zillow, Realtor, Trulia, and Redfin are all fantastic tools. It’s always a good idea to crunch some data on your property using these online tools. However, market analyses from real estate sites rarely tell the whole story. The best way to accurately price your home is to use the COMPS (aka ‘comparing’ what has recently sold in the area- especially homes that are similar to yours in size and features).
Sticking to your Guns (Too Much)
There is nothing wrong with standing firm on price, but refusing to negotiate completely can sour potential buyers and their agents. Be flexible if at all possible. Would you rather have a happy buyer now, or wait three months while incurring holding costs just to make an extra $5,000? Weigh the pros and cons when deciding on your business strategies and negotiating tactics. Often you can catch more flies with honey, as the old saying goes.
