Corridor District (Corr) - Purpose and intent. This district is established to: Implement the recommendations of the Pine Island Road Master Plan; To promote such uses as retail, office, office/warehouse, light manufacturing, institutional (schools, colleges), residential, golf courses, larger scale commercial retail (big box stores over 50,000 square-feet) and government uses such as parks and public facilities; To provide design guidelines for large scale retail; & Otherwise implement this ordinance. Pine Island Road District (PIRD): Under this land use designation, at least two distinctive zoning categories will be allowed: Village and Corridor zoning. The Village zone is intended to promote maximum pedestrian friendliness and minimal automobile traffic between residential areas, shopping destinations, a variety of entertainment establishments, and employment opportunities. The Corridor zone designation will be placed on the land located between the Villages and will include larger scale, less pedestrian-oriented uses. Buyer's responsibility to determine if this lot will accommodate buyer's business requirements.
